Dale Warfel has been helping Silicon Valley homeowners and buyers make important real estate decisions since 2004. As co-founder of Pulse Real Estate and the Warfel Gardin Group, he brings an analytical approach to pricing, property preparation, negotiation, and the many financial and practical decisions that come with buying or selling a home.

A Bay Area native raised in Saratoga, Dale earned a bachelor's degree in Industrial Engineering from San Jose State University before working in Silicon Valley's technology industry in engineering, consulting, and management roles with Cisco and Nokia. That background continues to shape the way he approaches real estate: understand the facts, evaluate the alternatives, and build a strategy around the client's goals rather than a predetermined answer.

Dale's perspective on Bay Area housing has also been sought by local media. NBC Bay Area interviewed him about housing supply, rental trends, and how changes in the rental market can affect the broader Peninsula and Silicon Valley housing market.

Dale works with sellers and buyers throughout San Jose and Silicon Valley, including homeowners selling longtime residences, successor trustees and families handling inherited property, luxury homeowners, people downsizing or relocating, Silicon Valley technology professionals, and first-time buyers.

For sellers, Dale focuses heavily on preparation and positioning before a home reaches the market. He and Helen help homeowners determine which improvements are worth making—and which are not—then coordinate contractors, pre-market inspections, staging, photography, marketing, and the details required to bring the property to market. The objective is not simply to make a home look better, but to make thoughtful preparation decisions based on likely return, buyer expectations, and current market conditions.

For buyers, Dale analyzes neighborhood trends, comparable sales, inventory, pricing, property condition, and competing-offer dynamics before recommending a strategy. His approach is designed to help buyers understand both the opportunity and the risk before making a decision, then structure an offer that is competitive without losing sight of their financial and long-term interests.

Dale and Helen built the Warfel Gardin Group into one of the top-performing teams at their previous brokerage before co-founding Pulse Real Estate. Today, they continue to work directly with their clients, combining experienced guidance, hands-on property preparation, innovative marketing, and skilled negotiation throughout the transaction.

Dale is a Certified Probate & Trust Specialist and a Real Estate Negotiation Expert (RENE). He is also a member of the Institute for Luxury Home Marketing and Top Agent Network. His probate and trust training is particularly valuable when helping successor trustees, executors, and families manage the real estate responsibilities that accompany an inherited property or estate.

Away from real estate, Dale is an active pickleball player and enjoys spending time with his wife and children. He has volunteered with Second Harvest of Silicon Valley and Habitat for Humanity and has supported the Make-A-Wish Foundation through its annual fundraising softball tournament.
