Campbell is a city in Santa Clara County, bordered by San Jose and Los Gatos. The town was
originally known for fruit canning. Today, the city of Campbell is known for its quaint downtown
area, with its small town feel and weekend farmers market. For those who like a more modern
shopping experience, there is the Pruneyard Shopping Center. The shopping center features many
stores and restaurants such as Trader Joe’s, Barnes and Noble, and Marshall’s.
 
The homes in Campbell were primarily built in the 1950’s through the 1970’s. Most of the properties
in the area are single family homes, although there are some areas with condos, duplex’s, and
apartments. The homes range from 900 square foot cottages to 3,500 square foot custom homes.
You will find Victorian style homes in the downtown area to more traditional and contemporary style
homes in other parts of town. In East Campbell and Dry Creek areas you will find large ranch style
homes on oversized lots. In terms of real estate search criteria, the Campbell area includes part of
West San Jose.
 
The Campbell neighborhood is generally considered to be bordered by Steven’s Creek Blvd. to the
north, Quito Road and Saratoga Avenue to the west, Highway 85 to the south and Highway 17 to the
east. Campbell has very easy access to Highways 85, 17/880, 280, and Lawrence, San Tomas, and
Southwest Expressways.
 
The city of Campbell is served by the Moreland and Campbell Union Elementary School Districts,
and by the Campbell Union High School Districts. There are numerous schools within these districts
that are highly regarded, with API scores near or above 900, including Country Lane and Gussie M.
Baker elementary schools in the Moreland Elementary School District. The Campbell Union
Elementary School District’s top rated schools include Forest Hill, Marshall Lane, and Village
elementary schools, and Rolling Hills Middle School.
